#TheGardenOfEngland

We are pleased to present a unique opportunity to purchase a parcel of land in the village of Aldington, offering possible planning potential for a residential dwelling. Located just a short drive from Ashford, the site enjoys expansive, far-reaching views over the surrounding countryside.

About 0.80 acre in total.

Being sold with no onward chain.

For sale by Informal Tender closing at 12 noon on Wednesday 15th January 2025.

Planning History
A recent planning applications PA/2022/2574, for a detached contemporary-style home was submitted but subsequently refused and then refused again at appeal by the Planning Inspectorate (Appeal Ref: APP/E2205/W/23/3331061). The main reason given for refusal related to the design of the contemporary nature of the proposed dwelling and particularly its impact within the Aldington Conservation Area.
It is noteworthy that during the application process, there were no objections from the Parish Council or neighbouring property owners regarding the principle of a new dwelling being built on the site, so it is believed that there may be scope for a revised proposal to be re-submitted in line with local planning policies and taking into account the Inspectorate’s feedback.
Interested parties must carry out their own enquiries and consult with professional planning advisors.
