DESCRIPTION:
The land on the north road is located to the north of Ponteland and comprises of a single field enclosure extending to approximately 9.45 acres (3.95 hectares) of permanent pasture. The land benefits from excellent roadside access and a water trough supply. The land is bounded by a small block of woodland, which provides the perfect shelter for livestock. The land is in good condition and has recently been re-fenced.

DIRECTIONS
When travelling from the west, follow the A69 eastbound. Exit it at Throckley Intercharge and take the first exit of the roundabout at the top of that slip road. Follow the B6323 to the next junction and take a right hand turn once at the junction. Continue along that road for approximately 370 yards before taking the left-hand junction. Continue along the B6323 for approximately 1.7 miles to come to a roundabout.
Take the first exit and continue further along the B6323 for approximately 0.75miles before coming to some traffic lights. At the traffic lights, take a left-hand turn and join the A696 for approximately 80 yards. At the roundabout, take the second exit to join the North Road. Follow the North Road to reach the land, which will be on the left-hand side.

MANAGEMENT
The Licensee (grazier) will have the right to graze the land with their sheep, cattle or horses. The Licensor will retain a right to use and access the land as they wish, although no sheep, cattle or horses of their own will be grazing the land nor will there be a grass crop taken.

TENURE
The letting will be on a license basis over varying terms as detailed above. The letting will allow for sheep, cattle or horses only, which will belong solely to the Licensee. The license agreement will commence as soon as possible.

PAYMENT
The licence fee will be payable on the signing of the agreement with no access granted until payment is received.
