You enter the home via an entrance vestibule at ground-floor level, leading through to a hallway with charming recessed, illuminated display shelving, useful space for coat, shoe storage or a desk, and a utility room with cabinets and workspace to match the kitchen, and laundry appliances, including a Siemens washing machine and tumble dryer. Stairs lead from here up to the living area on the first floor, where its elevated position allows for breath-taking views over the water, encompassing the hills and countryside in the distance. The room occupies a generous footprint and is illuminated by a wealth of glazing, maximising natural light and capturing sunshine throughout the day. The exceptionally stylish Nolte kitchen is beautifully-appointed with chic grey cabinetry, matching worktops and Karndean flooring, including a central island with a breakfast bar – the perfect space for morning coffee and socialising while cooking. A full complement of neatly integrated Siemens appliances includes a double oven, a sleek induction hob with a built-in extractor fan, a warming drawer, a fridge/freezer, a dishwasher, and a wine cooler. The room offers excellent flexibility for arrangements of lounge and dining furniture to suit the new owner’s needs, creating the perfect entertaining space, with a door opening out onto a large balcony, where the spectacular views can further be enjoyed. A three-piece shower room completes this level of accommodation.
Returning back to the ground-floor hall, a further set of stairs leads down to a lower landing which affords access to three bedrooms, a boiler/storage cupboard, and a bathroom. The bedrooms consist of two well-proportioned doubles and a single, all neutrally decorated and fitted with herringbone flooring. The doubles are both accompanied by large, mirrored built-in wardrobes and afford access to a balcony with open views, with the principal further boasting an en-suite shower room comprising a shower enclosure, a basin set into vanity storage, and a WC. Finally, the bathroom comes complete with a bath with an overhead shower and a glazed screen, a basin atop a vanity unit, and a WC. All three washrooms boast stylish wall and floor tiling and high-quality Hansgrohe fittings. The home has the benefit of underfloor heating throughout, powered by an energy-efficient air-source heat pump, whilst the windows are all triple-glazed.
Externally, in addition to the two balconies, the home is accompanied by an immaculate, good-sized garden, predominantly lawned and featuring a modern fenced border. A driveway offers convenient private parking.
Extras: All light fittings, integrated kitchen appliances, washing machine, and dryer will be included in the sale. Please note, some images have computer generated furniture to show possible layouts. The photos of the rooms are actual images.

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
