The Roasting Room is an attractive well established and well presented artisan coffee shop servery in central Newquay offering quality coffee products for drink in and take-out, along with cakes and pastries. The premises trade with a limited number of staff for limited coffee style hours and, as such, there is potential to increase offerings and trade with a new owner. The premises are held on a 6 Year lease and are available immediately, including all necessary equipment, fixtures and fittings to carry on as a coffee shop.

Branding - The current owners are continuing their successful wholesale umbrella business called The Roasting Room, so the name of the coffee shop will need to be changed and re-branded. The current owners are happy to continue supplying coffee to the shop at commercial wholesale rates, or a new owner can forge a new relationship with a replacement coffee provider if preferred. If the supply relationship is to continue, the current owner will provide on-site training as part of a handover. All of the required equipment is owned and included in the sale (see inventory ).

Lease - The current owners have just signed a new 6 Year lease extension from the 29th September 2024 at a passing rent of £9,500pax. The next rent review is 29th September 2027. The commercial lease is outside the provisions of the landlord and tenant act 1954. The tenant is required to pay 18.8% of the annual buildings insurance premium to the landlord to insure the building. The lease allows for a user as coffee shop/sandwich bar (excluding ice cream). The premises qualify for small business rate relief under current provisions (subject to user qualification). The lease will be assigned to a new owner.

Shared Facilities - The shop and 3 surrounding business users share the use of a staff wc with a key. There are no customer toilets but there are some public toilets directly across the road. The shop also has shared use of a rear dry store/wash-up that serves as a further exit passageway and is shared with the neighbouring ice cream shop (separate electric and water supplies for each business in this space).
