The property
The land at Causeway End Farm is a compact block of arable land in an area renowned for the quality of the soils. All the soils are Grade
2 and are of the Hanslope Series being a calcareous clay loam ideal for growing both root and combinable crops.
The land is enhanced considerably by the reservoir which extends to a little over 3 acres of water surface, and a water abstraction licence allowing water to be abstracted in winter months and
thereafter spray irrigated over the land in summer months. The quantity allowable is 29,000 cubic meters which equates to about 6,400,000 gallons and is sufficient to irrigate circa 45 acres of potatoes per annum.
The land use is as follows:
Arable: 68.26 acres (27.62 ha)
Reservoir: 3.16 acres (1.28 ha)
Grassland: 1.64 acres (0.66 ha)
Woodland: 2.02 acres (0.81 ha)
Watercourse: 0.63 acres (0.25 ha)
Farming
The land is farmed by a contract farmer who is willing to discuss the future farming of the land on behalf of the purchaser under a suitable arrangement.

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s

Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
