Payment of Rent The first instalment of rent must be paid in clear funds when you sign the tenancy agreement. Thereafter, rent is payable by standing order (unless agreed otherwise), to arrive on the due date stated in the tenancy agreement. The full rent must be paid by a single standing order; we are unable to accept multiple standing orders.
Security Deposit (per tenancy for rent under £50,000 per year) A deposit equivalent to 5 weeks rent must be paid in clear funds when you sign the tenancy agreement.
Unpaid Rent Interest at 3% above the Bank of England Base Rate from the rent due date until paid will be charged in order to pursue non-payment of rent. This will not be applied until the rent is more than 14 days in arrears.
Variation of Contract (Tenant's Request): £50 (including VAT) per agreed variation. This covers the costs associated with obtaining the landlord's instructions and the preparation and execution of new legal documents.
Change of Sharer (Tenant's Request): £150 (including VAT) per replacement tenant or any reasonable costs incurred if higher. This covers the costs associated with obtaining the landlord's instructions, new tenant referencing, Right-to-Rent checks, deposit registration, as well as the preparation and execution of new legal documents.
Lost Key(s) or Other Security Device(s): Tenants are responsible for the actual cost of replacing any lost key(s) or security device(s). If the loss results in the need for lock changes, the tenant will be charged for the actual costs incurred for the locksmith, new lock, and replacement keys for the tenant, landlord, and any other persons requiring keys.
Early Termination of Tenancy: If you wish to terminate the tenancy before the end of the fixed term, and the landlord agrees, you will be liable to pay rent until a suitable new tenant takes possession of the property.
Utilities: You will be responsible for paying for all utilities including gas, electricity, water, telephone, and council tax during the tenancy. It is your responsibility to inform the relevant companies and local authorities when you move in and out of the property.
