The rolling hills of Chase Wood and Penyard Hill not only serve as an impressive backdrop but also present an excellent landscape for country walks; there is an enjoyable circular route over Penyard Hill that leads over meadows towards Ross-on-Wye, a beautiful market town which is famed for being the birthplace of British tourism due to its spectacular scenery.

The property in brief:

Set behind a copper beach hedge and with walled gardens, this well-presented detached home, offers a desirable fusion of classic style with modern convenience. Double fronted and stone finished, with an attractive oak framed entrance porch, 'The Austen' is one of just two properties built in this exacting style.
The entrance hallway flows effortlessly into all the downstairs rooms and has under-floor heating beneath the natural stone flooring. There is a useful boot/coat room that leads through into the cloakroom, with WC and wash hand basin, and boasts the same flooring scheme.

To the front of the property, you will find a desirable home office, which has attractive views over the surrounding countryside, making for an ideal workspace. The living room is another light and well-planned room, being dual aspect with a walk-in bay window to the side and French doors onto the rear garden.

The property also features the ever-desirable eat-in kitchen/diner which is another dual aspect room with countryside views to front and overlooking the garden to the rear. There is the same natural stone flooring with under-floor heating as found elsewhere on the ground floor. The kitchen area has wall and base units in a modern white finish with contrast work tops, and there is integrated hob, dual oven, fridge/freezer, and dishwasher included. The dining area has been enhanced with the addition of decorative ¾ height panelling to the walls, painted in a classic colour finish. A personnel door leads to the rear garden and parking area.

To the first floor, there are four well-proportioned bedrooms (three of which are doubles and feature built-in wardrobes) the fourth bedroom is a generous single, which could of course be used for a second study/home office, as is often required in today's property market. Both the family bathroom and en-suite offer modern white suites with under-floor heating and chrome finished towel rails.

The master bedroom features countryside views over farmland and to distant hills, along with an en-suite, to include shower, WC, and wash hand basin. Another distinctive feature of this room is the panelled feature wall, which is finished in a classic colour scheme to contrast nicely with the soft white décor elsewhere.

Outside:

The property occupies a corner plot and has a generously proportioned garden for the development. To the rear the garden has a good-sized patio terrace, along with lawned areas to rear and side. In addition, there is a storage area to one side with gated access onto the two-car driveway. There is outside lighting and a water tap. The owners have planted mature trees towards the rear fence line which offer changing colour through the seasons.

Garage:

A detached garage provides parking for a car or for motorbikes etc, there is power & lighting along with a side personal door giving access from the rear garden.
