4 Everstone Farm Barns Peterstow, Ross-on-Wye

This beautifully presented barn conversion is set within a well-appointed village and carries a plethora of charming features such as ceiling trusses, arrow-slit windows and exposed beams, but also boasts complimentary contemporary touches - such as a high-end German kitchen, which is desirable for all the comforts of modern life.

Sellers Insight:

This has been a light and airy house to live in, characterful due to its agricultural heritage (as it was previously a cow shed!) yet modern with a contemporary feel. Cool in summer, but warm in winter due to its thick external walls. The underfloor heating has been fantastic and highly efficient, with our average oil bills being around £700.00 for the year. Our neighbours are all very friendly and we have our own residents WhatsApp group with everyone looking out for each other. It feels a safe and desirable place to live, with wonderful night skies and no light pollution, the gardens are a real wildlife habitat with many visiting birds and insects.

Location:

Peterstow is a small village around two miles from Ross-on-Wye, a popular market town which offers a wealth of amenities such as various supermarkets, an assortment of restaurants, pubs, independently owned shops, nationally-renowned retailers, schools and leisure facilities. The village of Peterstow itself offers a village shop and Post Office, plus two pubs, The Yew Tree Inn - an award-winning cider production company which also stocks real ales, craft beer, wines and spirits. The second country pub, The Red Lion Inn, is a family-friendly venue which consistently attains five-star reviews on Trip Advisor for its friendly atmosphere and hearty meals.

The nearest primary school is situated in Bridstow (two miles away) and this has secured a 'Good' Ofsted grading. John Kyrle High School – situated in Ross-on-Wye (4 miles away) - is the nearest secondary. In addition, private schooling options are found in Monmouth and Hereford - both of which are around a 20-minute drive away. The property also has good access to major road networks. The A49 - which runs between Ross and Hereford - is a stone's throw away, while the A40 and M50, both accessible from Ross-on-Wye, both take around five minutes to drive to.

The home at a glance:

This three-bedroom home is set within a small and attractive development of converted barns, all of which have been constructed from red sandstone, a richly-coloured rock which is synonymous with the local area. The main entrance into the terraced home leads into a reception hall, which sets a handsome scene as it carries an oak floor which flows through into a beautifully bright sitting room. Plenty of light pours into this south-facing space through an arrow slit window and a French door that leads out to a sun terrace, offering an ideal spot for an outdoor lounge or alfresco dining space. Beyond here, the well-stocked cottage garden emphasises the barn's picturesque character.

Next door, there is a high-quality, hand-crafted, user-friendly German kitchen which includes luxurious Pronorm Y-line soft-close units and a variety of integrated appliances, including a Neff oven and dishwasher, an induction hob and concealed extractor, a Hotpoint fridge-freezer and a pull-out bin store. The kitchen also offers ample room for a dining table, a 1 1/2 sink with a mixer tap and a series of arrow-slit windows which exhibit the historic character of the home and present a blend of old-meets-new details. More natural light fills the space through a sun tunnel and there is also ample room for a dining table in the elegant expanse. Beyond the kitchen, there is a utility room that offers additional storage, a second sink, and space and plumbing for a washing machine. Also on the ground floor, there is a cloakroom that is accessible at the far end of the reception hall, next to the staircase that leads to the next storey.

The landing is a particularly pleasing space as it features exposed trusses, a vaulted ceiling farmhouse-style doors and chic Karndean-style flooring.

On this level of the home, there are three bedrooms, all of which bear arrow-slit windows and pitched beamed ceilings which complement the classic character and accentuate their generous size. Of these, the master bedroom also boasts a picture window which showcases a delightful view over the garden, with the far-reaching countryside beyond. It also offers a recently fitted shower room with a three-piece white suite. The other bedrooms, meanwhile, are served by the family shower room which also gives a three-piece white suite.

Outside, the garden is brimming with a glorious variety of vibrant blooms and a gravel pathway meanders around the well-stocked flower beds which erupt into a kaleidoscope at the dawn of spring, and this lingers until late summer. At the far end of the garden, an archway leads through to a raised-bed kitchen garden which also includes a sturdy potting shed. The grounds are enclosed by a closed-board fence which creates a sense of privacy, but a panorama of the spellbinding rural surroundings is superbly framed in the distance.

In terms of parking arrangements, there is a paved communal parking area and number 4 also benefits from having a double garage which includes an electric door. There is also a secure neighbouring workshop with a mezzanine floor which may also be used as a games room.
