1. All applicants must view the property before it can be taken off the market. 
2. Credit check and referencing costs: £180.00 per person inclusive of VAT. Forms must be completed and returned within 3 working days; otherwise the Landlord may wish to put the property back onto the market. This fee is non-refundable. 
3. Deposit: 6 weeks deposit payable 3 working days before signing the tenancy agreement. 
4. Rent: 1 calendar month’s rent in advance 3 working days before signing the tenancy agreement.

8. Students – Proof required - Student card and Student Acceptance Letter. 
9. Self Employed – We require proof in the form of a letter from the HMRC confirming your self-employed including your unique tax reference number. If you have been self-employed for less than 1 year you will need to provide a suitable UK based guarantor 
10. Guarantor – If you are a Student/Unemployed/ been employed for less than 6 months/ or earning under 2.5 times your share of the annual rent you will require a suitable UK based guarantor. (Guarantors need to prove that their income is in excess of 3 times your share of the annual rent.) The following will be required from your guarantor: completed referencing forms, national insurance number, ID i.e. Passport of driving license and Proof of residency i.e. utility bill, council tax bill, telephone (not mobile) bill or bank statement dated within the last three months, or a driver’s license. 
11. If you take the property in excess of 2 months before the tenancy commences a holding bond of £400 is required for the whole property following completion of references, this will be credited to the first month’s rent. If the tenancy fails to progress this bond will not be refunded. 
12. Tenants home insurance – to include accidental damage to Landlord’s fixtures and fittings.
