The owners love….

Welcome to Old School Close!

An amazingly private and quiet spot, tucked away right at the end of the Close.  This detached, sizeable, wonderful home has offered every comfort to my young family when we moved here 23 years ago.  With 3 reception rooms and the conservatory, there was always space for the children and adults equally!  The sizeable wrap around garden has been thoroughly enjoyed for games, relaxing and entertaining. With the village amenities all a short walk and gorgeous countryside on the doorstep, all these years on I still love everything this house has to offer.

Upon entering the double glazed porch, you step into the foyer leading to the hallway, decorated in neutral tones to give a sense of warmth.

On the ground floor I have a well equipped kitchen with ample cupboard space and room for appliances, with a separate utility room giving access to the garden which is absolutely ideal for family life. The kitchen has views over the private enclosed rear garden which is beautiful and is visited by many different birds.

There is a light and airy dining room, separate lounge which is again bright and decorated in neutral tones. The family room is now my home office which could be used as a play room or even home gym. This is a beautiful room with French doors to the garden.

To the rear is a sizeable conservatory with huge sliding doors which is perfect to relax and unwind overlooking the garden.

The garden wraps around the house with a patio area for seating and al fresco dining and laid to lawn then wrapping around the house lots of space for additional seating or for the children to play. There is also a large wooden shed, split into 1 third currently for garden storage and 2 thirds which has been used as a workshop.  There is an electrical supply giving lighting and power.

Upstairs are four good size bedrooms, with en-suite to the master bedroom. There is a large airing cupboard and a beautiful feature window as you come upstairs which lets in an abundance of natural light. I have a family bathroom with bath and overhead power shower.

The double garage has been an amazing space over the years for all number of uses!  It has been used for parking but is currently used for an additional fridge and freezer, workshop and storage space and of course, could be converted to provide additional living space/potential annex subject to the necessary approvals. There are two parking spaces in front of the garage.

I have previously gained planning permission to build a master bedroom suite over the top of  the garage, along with a single story extension to the kitchen and along the back of the house replacing the conservatory.

My home is situated in the quaint village of Codicote with a real sense of community here, we have that tucked away village life feel away from the hustle and bustle but only a short drive to towns of Old Welwyn, Hitchin & Welwyn Garden City. Knebworth train station a 7 minute drive away gives very convenient access to London.  I also have an allotment a very short walk away, which is is next to the John Clements Sports and Social Centre & tennis courts.  The village has an array of shops to include a bakery, butchers, public house, convenience store, hair dressers & post office. There are various events within the village to gather the community which go on throughout the year. We are in the catchment area to good local schools. There are also wonderful countryside walks with beautiful scenery right on the doorstep. The time has come for pastures new and to let someone else enjoy all this fabulous home has to offer!

VIEWING HIGHLY RECOMMENDED!!

Agents opinion – wow this home really does have it all. It offers scope to convert the garage and build on top to create an annexe. Due to the sizeable garden there are possibilities to extend elsewhere offering a great opportunity to add to this already fabulous home. This is of course subject to the necessary approvals. I cant wait to show you around!
