Embassy Court is undoubtedly one of the finest examples of pre-war Modernism in the UK, earning it Grade II listed status and its place as one of the most iconic buildings on Brighton Seafront. This smart two-bedroom apartment sits on the eighth floor, so it has incredible views from its east facing balcony from which you can gaze down the coast taking in almost every city landmark below open skies. From such an elevated position, your line of sight also takes you across the rooftops of the city to the north where a ribbon of the South Downs National Park reminds you how perfectly positioned you are between the countryside and the coast.
Inside, the flat has a smart, neutral décor so you can move straight in or let it out immediately with ease. There remains some scope, however, for further renovations which would add value in such a prestigious building.
While the beach is your playground, there is also access to spacious roof terrace with panoramic views and being so well located for the city and the station it is ideal for commuters, professional sharers and investors alike.

Why you’ll like it:
At the time of building in 1935, there was much controversy aimed at the acclaimed architect Wells Coates who had been ‘cutting edge’ with his design of Embassy Court. While it may have been in-contrast to the neighbouring Regency squares, he created an elegant building, reminiscent of an ocean liner with its smooth, linear form; perfectly apt for is seafront position. By the end of the 20th Century, it had gone into decline, but by 2005 it had been brought back to its former glory by the newly established residents’ freehold company, Bluestorm – retaining its status as one of the coolest places to live in Britain.
There is a sensation of grandeur as you enter the lobby which feels more akin to a hotel and is adorned with period architectural detailing to include: curved glass windows and doors with walnut and chrome trim, and Terrazzo flooring paving the way to the lift. This awaits to whisk you up to the eighth floor where your door is to the right along an open walkway where the first of the incredible views awaits.
Stepping inside, the hallway stretches ahead and widens at the end creating a large lobby area ideal as a study space or cosy nook. The decor is smart and clean in shades of cream with carpet underfoot and simple plain walls creating a blank canvas for the new owner.
At the far end, the living room has space for comfortable sofas and has access to the balcony which becomes a lovely extension of the room during summer. From here you can see the remnants of the West Pier peeking out from the sea, with the Palace Pier twinkling at night beyond, while Brighton’s newest landmark, the i360, offers a 21st century viewing platform, rising above the city.
Nearby, the kitchen has traditional-style white cabinets providing plenty of storage, while the washing machine, fridge freezer, oven and induction hob are integrated, leaving space for a slimline dishwasher which may be staying if desired.
Recently renovated, the bathroom has timeless marbled walls around a contemporary bath suite which has a shower over it. Slate tiled flooring and a tall white towel rail complete the modern look.
Both bedrooms are double and have been well-designed for the space to include built-in wardrobes around the bed. They both enjoy incredible views – one to the east, taking in historic Brighton and landmarks old and new, while the other looks out over Regency Hove, with the South Downs rolling by in the far distance.
This sunny flat is perfectly situated in a popular area with lots of local shops and the beach on your doorstep. The city centre shopping districts and parks are also within easy reach, and this home also offers easy access to Brighton Station which has direct and fast links to the airports and London.
