The Cottage

1 Baileygate Cottages has been beautifully renovated and refurbished with meticulous attention to detail, including a loft extension and employing local craftsmen to preserve the cottage's original features, creating a luxurious two-bedroom home.  This charming Grade II Listed brick and flint end of terraced cottage is located in the heart of the historic village of Castle Acre, with a pretty enclosed cottage garden and easy walking distance to the local amenities.

The cottage is stylishly presented throughout, with generous living space downstairs, including a cosy sitting room with a wood-burning stove, a well-equipped bespoke built kitchen in the middle and dining area in the garden room at the rear with French doors leading out to the garden.  On the first floor and in the loft, there are two beautiful bedrooms and a bathroom with views of the village.

The open plan ground floor is filled with natural light, with a wealth of original features, including exposed beams, traditional lime plastered walls, exposed flint walls and clay pamment tiles. The front door opens into the inviting and cosy sitting room and benefits from plenty of light, coming through the window overlooking the front as well as the light streaming through from the back of the house.  The sitting room has an original brick fireplace housing the woodburning stove and plenty of room to curl up on the sofa with a good book.  This leads through to the bespoke handmade fitted kitchen, with a Belfast sink, induction hob, fan assisted pyrolytic (self cleaning) oven and space for a free standing fridge freezer.  The garden room at the back is filled with natural sunlight and perfect for dining, with French doors leading out to the garden.

The Norfolk winder staircase, features a conservation roof window, bringing in plenty of natural light and leads up to the first floor, with the principal bedroom and the bathroom off the landing.  The principal bedroom, on the first floor, is a pretty shape with a window to the side and front, an original feature fireplace and has plenty of room for a king size bed and additional furniture.  There is a utility cupboard in the bedroom with plumbing for a washer dryer.  The bathroom has a contemporary free standing bath, separate enclosed shower, hand wash basin and loo.  An oak staircase off the landing leads up to the newly converted second floor loft bedroom, with wonderful beams in the eaves, a beautiful exposed flint wall and a large conservation roof window looking down over the village.

Outside

To the rear, French doors lead out to a patio with lighting and steps down onto the shingled path, with borders either side full of mature shrubs and plants, leading down the garden to the brick paving at the back with plenty of room for al fresco dining in the warmer months.  There is also a useful storage shed with power and lighting.

The Location

Castle Acre is a pretty village, steeped in history and is a rare survival of a Norman planned settlement, including a castle, village, parish church and one of the best preserved monastic sites in England; the Priory.  Visitors are spoilt for choice with castle ruins, Castle Acre Priory and the parish church of St James the Great to explore, all within walking distance of the cottage. The cottage abuts The Bailey Gate, an ancient monument overlooking Stocks Green, from where the main part of the village leads. For keen walkers, the Castle Acre circular walk, is a six mile stroll along the picturesque River Nar, through open countryside and woodland, passing Castle Acre Priory, forming part of the Peddars Way.

Castle Acre has excellent facilities, including The Ostrich Inn, a 16th Century tavern.  Whittles Café, across the green serves homecooked soups, sandwiches and cakes and there is a fish and chip shop.  The Priory is an English Heritage Site with a shop, museum and gardens to explore.  There is also a well equipped village shop (Budgens) and post office, a second hand book shop and a village playground.

The village is well located for exploring the rest of the North Norfolk coast and nearby Sandringham is just fourteen miles away.   Swaffham is four miles away with a choice of supermarkets including a Waitrose, Tesco and Asda.

Big Skies Estates is a different type of estate agency. The big idea behind Big Skies Estates was to recognise that many of the properties along the North Norfolk coast have the potential to be both wonderful residential dwellings, either full time or as second homes and also that they could have the potential to generate a second income for their owners as holiday cottages. So, in order to ensure that all the properties we market reach the widest audience, we will give an indication of the potential (or current) income generating potential of the house. Even if new purchasers do not wish to holiday let (and many don't), it can do no harm to know the potential of your new Norfolk purchase; and for some buyers, who would like to see more of a return on the their second home investment, an understanding of second income potential is an essential part of the buying process. We recognise that selling your main residence and your second home are two quite different processes, so we work differently with different types of owners. We are able to help with a strategy specific to you to ensure that your Norfolk home looks its very best for every viewing. It's the small things that make the difference!
