Upon entering, you arrive into the hallway with decorative floor tiles where stairs rise to the first floor and a pocket door opens into the kitchen/dining room. The kitchen, set to the front of the house, is of a ‘shaker style’ and has a selection of wall and base units along with integrated or space for numerous appliances, a feature bay window overlooking the front and a cleverly designed adjoining W/C positioned under the stairs. The room flows into the dining area where space has been optimised with the creation of a ‘L’ shaped bench for the dining table along with overhead storage cupboards. A further cupboard under the stairs houses the washing machine. Oak and glass doors open through to the sitting room. The sitting room benefits from bi-folding doors opening onto the south facing patio as well as having three lightwells. Throughout the ground floor there is underfloor heating.

To the first floor, the typical layout has been adapted and upgraded to create something much more special. The principal bedroom has fitted wardrobes with a dressing table and shower ensuite with underfloor heating. There is a further bedroom and family bathroom with the latter also having underfloor heating. Stairs lead to the second floor with the final bedroom that has a large window overlooking the rear garden and a storage cupboard that also houses the boiler. Should someone wish to add a further ensuite to this floor, the owners have put the necessary pipework in place under the flooring as well as put in an extractor fan.

To the front, steps rise to a metal gate that has a paved path leading to the front door and a small ornate garden very typical of the properties age. The rear garden features a charming patio, that abuts the property, with raised planters and steps up to the lawn area. A number of the bricks from the renovation works have been utilised into the brick walls. A step stone path heads to the rear garden where there is a detached studio with raised decked area to the front. The central part of the garden is laid to lawn and is flanked with bedding areas. The studio has bi-folding doors opening onto the decked area as well as it being fully plumbed for its shower room, it also has Cat5 for its wifi. To the back of the studio is a half-size garage with dual access. From the garden there is a side door and heading through the rear timber gate, a ‘SeceuroGlide’ electric roll-up door opens onto the parking area for a vehicle with the addition of an EVC charging point.

A few key points to note are: brand new floors throughout, new ceiling joists and new layout on first floor, new staircases, reconstructed front bay, new windows throughout, sound proofed and insulated throughout (battened and insulated with rockwool).
