The Property

Norton Moor House is a beautiful, newly finished, single story barn conversion occupying the enviable corner plot, extending to around half an acre, in a small, exclusive, development of just six equally unique properties at Church Farm Barns in Hindolveston.

This outstanding home commands uninterrupted countryside views, which can be enjoyed to the full from the open plan living space as well as the extensive garden.

On entering Norton Moor House, you are welcomed into a generous entrance hall with built in cupboards, leading to the central hallway with an engineered oak flooring that flows through all the reception areas.  Turning left, you are immediately struck by the grandeur of the open plan living space.  This wonderful room extends to nearly 100 square meters and the two walls of bi-fold doors, open to the garden and the stunning views on two sides, encouraging the outside into the home.

The newly fitted kitchen, features a range of wall and base units, a SMEG range cooker, butler sink, integrated dishwasher and space for an American style fridge/freezer.  The large central island, is perfect for preparing food, whilst remaining connected to the rest of the room.  There is a separate utility room with door out the garden, cupboards for storage, space for washing machine and tumble dryer and a butler sink.

The vaulted ceiling throughout gives a wonderful sense of space and light and the central hallway draws eye through the property, especially from the principal bedroom, which adds to the wow factor of this meticulously thought out conversion.

The principal bedroom is at the opposite end of the barn to the living space, a well proportioned room with a luxury en suite shower room and twin aspect windows.

Bedroom Two also has an en suite shower room and a window looking out to the parking area and garden to the front of the barn.

Bedrooms Three and Four look out over the garden and countryside views to rear and share the wonderful family bathroom, which features a freestanding bath and separate large shower enclosure, WC and wash hand basin.

Outside

Approached from the private road within the exclusive Church Farm Barns development.  The plot itself extends to around half and acre, is fenced and there is a large gravel parking area and a car port to the front of the barn.

It is impossible to overstate how wonderful the views are from Norton Moor House, the barn itself is very special but the views elevate it to outstanding.  Extending as far as the eye can see on two sides of the property, the countryside rolls away with no manmade interruptions in any direction.

The gardens wrap around the barn and are unusually large for a barn conversion.  Currently mostly laid to lawn, aside from the patio leading from the main living space, this garden is a blank canvas and is largely not overlooked.

Holiday Let Opportunity

Whilst Norton Moor House would make a wonderful full time home, it would undoubtedly be super popular with visitors to the area, looking for a unique property to rent for their holiday.

The unique and luxurious nature of the barn itself, combined with the commanding views and easy access to the Norfolk Coastline would all add to the attractiveness of this property as a holiday let.

The Location

Hindolveston is a small, friendly village ideally situated between three popular market towns; Holt, Fakenham and Dereham. The village hall hosts many clubs and crafts, as well as bowls and a Friday night bar. Cinema nights are held through the winter months, and there's also a self-service farm shop within the village. The Recreational Ground offers a large open space for general sports such as football or cricket, a children's play area and The Millenium Pavilion, which opened in the year 2000 and frequently hosts the Parish Council and is also available for private hire. The church of St George the Martyr was built in 1932 after the original church fell down in 1892.

The nearest railway station is at Sheringham for the Bittern Line which runs between Sheringham, Cromer and Norwich and the nearest airport is Norwich International Airport.

Hindolveston is just 8 miles south of the beautiful Georgian town of Holt, where you can find a fantastic selection of quality independent retailers, tradition butchers, fish mongers, greengrocers, bakers, cafes, restaurants, bars and pubs. Holt is also home to the famous Bakers & Larners department store, a doctors surgery, Holt Primary School and Gresham's, a prominent independent school, founded in 1555. The town has a thriving local community and is very popular with visitors to the area, many of whom support great local events throughout the year, such as markets on the first Sunday of each month from April - October, the Holt Festival in the Summer and the Christmas Lights switch on in the winter.

Big Skies Estates is a different type of estate agency. The big idea behind Big Skies Estates was to recognise that many of the properties along the North Norfolk coast have the potential to be both wonderful residential dwellings, either full time or as second homes and also that they could have the potential to generate a second income for their owners as holiday cottages. So, in order to ensure that all the properties we market reach the widest audience, we will give an indication of the potential (or current) income generating potential of the house. Even if new purchasers do not wish to holiday let (and many don't), it can do no harm to know the potential of your new Norfolk purchase; and for some buyers, who would like to see more of a return on the their second home investment, an understanding of second income potential is an essential part of the buying process. We recognise that selling your main residence and your second home are two quite different processes, so we work differently with different types of owners. We are able to help with a strategy specific to you to ensure that your Norfolk home looks its very best for every viewing. It's the small things that make the difference!
