ABOUT THE PROPERTY

Eastyard Farm represents a unique opportunity to acquire a modern 5/6 bedroomed detached dwelling, available For Sale as a whole or with less land ranging from 8.4 Acres to 34.7 Acres, in all. The main dwelling was constructed in 2013 providing substantial and extremely adaptable accommodation currently suiting a dual occupancy set up and is subject to an agricultural occupancy condition (AOC).

Occupying a stunning position with views over the adjoining land and countryside beyond, Eastyard Farm enjoys easy access to the village of Ashreigney, A377 and A3124. The family intend to retain their workshop and further building with the view of conversion to a dwelling and will be divided with its own entrance and boundaries between the two elements. Further detail is available upon request. The land areas available can also be found on the enclosed land plan and the boundaries are flexible, subject to negotiation.

LOT 1:- Comprises an agriculturally tied 5/6 bedroomed detached farmhouse and the adjoining land, woodland, ponds and a large agricultural barn with the benefit of Class Q Consent which was granted in December 2023 allowing 3 years for the completion of the build. The current proposed accommodation can be found on the enclosed plans. Lot 2 is shown shaded Orange on the enclosed identification plan and extends to approx. 8.4 Acres. - GUIDE PRICE - £850,000.

LOT 2:- As above, with the additional land shaded Green (approx. 26.4 acres) as shown on the enclosed identification plan extending in total to about 34.7 Acres including further pasture land and woodland. - GUIDE PRICE - £1,100,000.

Please Note: If the land is sold independently, a right of access will be granted to provide a separate entrance to the land. As shown shaded brown on the attached identification plan.

PLANNING INFORMATION

The proposed consent for conversion currently extends about 215.5 sq m (2,319 sq ft) of accommodation for a 3/4 bedroomed detached dwelling with part of the existing barn removed. The existing barn extends to about 590.4 sq m (6,355 sq ft) - It is thought that there may be potential to reduce the size of the accommodation, if require and subject to any appropriate planning changes. The architects and planning consultants are happy to discuss proposed options with interested parties. The existing barn is a substantial steel framed agricultural barn with class Q permitted development approval.
