CLAWBACK AGREEMENT
The missives of sale will be subject to the Purchaser(s) granting a standard security in favour of the Sellers to clawback 25% of the uplift in value, in the event of planning permission being granted for any other purpose other than agriculture within the subjects of sale being obtained subsequent to the date of entry for a period of 25 years. Vacant possession and entry will be given on completion or such mutual time to be agreed by the Sellers and the Purchaser(s).

THIRD PARTY RIGHTS AND SERVITUDES
The missives of sale will be subject to the Sellers erecting a new stockproof fence along the northern boundary of the subjects between points A-B on the sale plan. Thereafter all costs connected to maintenance and renewal of the boundary fence will be borne in full by the Purchaser(s).

The subjects are sold together with and subject to all existing rights of way, servitudes, wayleaves and others whether contained in the Title Deeds or otherwise, and purchasers will be deemed as satisfied themselves in respect thereof.
