Step inside this quaint and quirky period cottage to be impressed with its utter charm. Laid out over three floors, this is a deceptively spacious home.

Description - Greeting you through the entrance porch is the large, inviting reception room showcasing the original fireplace with exposed stonework that now houses a log-burner. Through the reception is the kitchen/breakfast room with further rear utility area and downstairs bathroom beyond.
From the kitchen, stairs lead to the first floor where there are 2 large double bedrooms. The master bedroom displays a pretty decorative fireplace and enjoys a well-appointed ensuite shower room. The second bedroom benefits from a built-in wardrobe and there is additional storage on the landing as well. A further flight of stairs invite you the attic room with under-eave storage, doused in natural light from its skylights and currently used as a home office.
From the rear utility area, the back door takes you to the pathway (shared with immediate neighbours) where there is a private external WC and storage. There is also a Right of Access meaning deliveries/bins do not need to go through the cottage, for example.
At the end of the short pathway, is a hidden oasis. Your very own, highly private garden enclosed by high hedging and fencing. Primarily laid to level lawn, and interspersed with mature beds, shrubs and trees. Both the large workshop and timber garden studio have light and power and the studio also has water lending themselves to a plethora of uses. The garden studio is currently used for visiting family and friends and extends the opportunity to spend time in this incredibly sociable retreat. Viewings are highly recommended.

Situation & Amenities - Cadleigh is a small rural hamlet in South Devon nestled on the southern edge of Dartmoor. There is the popular Hunting Lodge restaurant within walking distance and other places of interest include the historical monastic house at St Austin’s Priory which still offers weekly masses. The large Tesco at Lee Mill is also closeby.
Less than 2 miles away and with the pretty River Erme flowing through from the moors, is the family-orientated town of Ivybridge with its rich heritage of traditional industries such as milling and cloth making that are still celebrated today. As well as its fascinating history, Ivybridge offers adventure. The countryside and moorland offer miles of magnificent walking trails out of the town, whilst in the town itself you’ll find pubs, eateries and a variety of shops and supermarkets.
There is a good choice of primary schools all within the catchment of the renowned Ivybridge Community College with its World Class Quality Mark Award. There are several places of worship with noteworthy histories, GP and Dental Surgeries, a Minor Injuries Unit, two leisure centres with swimming pools, fitness suites, and various health classes.
