A stunning new build, with open plan living and set over three floors. Full specification below.
The Developer - Birch Developments Limited (BDL) founded in 2018 to build executive quality bespoke premier houses. The company directors have over 40 years of experience in the construction industry and include Chartered Builders.
The company has built a robust supply chain of key designers, material suppliers, design and construct specialist sub-contractors for the building services, windows and doors. BDL has also partnered with local companies providing high quality craftsmen for the groundworks, masonry and stonework, timber structures, interior joinery, plasterwork, painting and external landscaping.
BDL has focused on a blend of traditional tried and tested building techniques for the main structure of its houses supplemented with the latest design approach for the these of equal volume.
mal efficiency and building services to achieve energy performance. The houses are designed to maximise solar energy, to store that in a battery system and to discharge those batteries to power the house when the sun sets. During spring summer and autumn sufficient energy is generated to run the majority if not all the house base load. The target is to reduce energy consumption and the cost of running the house by 50% when compared to an average house.
I
Insulation And Air Tightness - Energy efficiency has been achieved by way of a super-insulated building envelope. Increased insulation has been incorporated within the ground bearing floors, external walls and roofs. The entire internal envelope is then wrapped with an intello air resistance membrane to significantly reduce the loss of air to minimise thermal loss. Double glazed external windows and doors have been utilised and where necessary triple glazing to achieve the required insulation values using the Standard Assessment Procedure (SAP). The houses achieve an A-Rating Energy Performance Certificate (EPC).
Ventilation, Heating and Cooling
To provide fresh air into a sealed building and importantly to avoid condensation a Mechanical Ventilation and Heat Recovery (MVHR) system has been installed throughout the house. The air in the house is changed every two hours removing any condensation. During the winter, the warm air extracted from each room (including plant rooms) and passes through the MVHR heat exchanger to temper the incoming fresh air. This air is then passed through a heater matrix that warms the air to the desired house temperature which is piped into all the living spaces. During the summer, the warm air extracted bypasses the MVHR heat exchanger is vented directly to the outside. The fresh air is filtered then passed through the matrix in cooling mode and the temperature is lowered to the desired room temperature.
To deal with extreme high and low external temperatures fan coil units are included in each of the living spaces which boost the heating or cooling capacity in each room to maintain the house at the desired temperature. The advanced technologies incorporated into the design provide full compliance with the new Part O Building Regulations to manage potential overheating in super-insulated houses.
The heating and cooling system for the property utilises the latest air sourced heating equipment that is available from leading manufacturer Mitsubishi. The unit provides hot water in the winter and chilled water in the summer to control the house to the desired temperature. This brings the property in line with future government initiatives for low carbon use, years ahead of its time.
The principles for the heating and cooling design for the houses is based upon tried and tested building techniques by way of a “heavy” construction of dense masonry walls with insulation in the cavity. This approach, coupled with the air tightness and the heating and cooling system produces a very energy efficient house which is superior to anything available in the area.
Solar Power And Battery Storage - The roof design incorporates solar panels to generate electricity to run the house. The excess energy produced during the day is stored in a battery system which discharges during the evening after the sun has set. The batteries can also be charged via a cheap nighttime tariff during the winder to reduce running costs when the solar panels are not producing sufficient energy to charge the batteries during the winter months.
The combined heat recovery, solar energy production and battery system all contribute to the energy efficiency of the house. During the summer months apple solar energy is produced to run all the house systems with load only being drawn when demand exceeds the capacity of the battery inverter.
Sustainability - Sustainability of the design has been thought through at every stage. There has been a focus in the early stages with the site layout to establish finished levels that will manage surface water runoff and provide flood protection, as well as avoiding excavated material being sent to landfill. Surface water attenuation though underground tanks control surface water runoff and can deal with a 1 in 100 year storm.
Construction Quality - The finished quality of the houses is of the highest standards in bespoke one-off designs. The detailed design engineered approach together with aesthetic elevations and quality material selection for masonry and stonework, floor and roof construction, windows and doors have led to the delivery of stunning looking houses which upon completion look that look like they have always belonged to the built environment they sit within. BDL focus on providing a true balance of inside to outside space and do no seek to over densify any site.
Kitchens By Panorama - The houses are finished to a stag Kitchens (). The suggested design for the space has been optimised by Panorama themselves and the house services have been fixed to suit this. It is possible to make changes and BDL is prepared to alter at the buyers cost the layout. whereby the first purchaser can choose the final finishes for the kitchens enabling them to stamp their own personal mark upon on the properties. The Kitchen is sourced from Panorama
Bathrooms By Leigh Plumbing - The houses are finished to a stage whereby the first purchaser can choose the tiles and sanitaryware for the ensuites and bathroom enabling them to stamp their own personal mark upon on the properties.
The bathrooms have been designed by Leigh Plumbing and the services have been installed to meet those designs. It is possible to make changes and BDL is prepared to alter at the buyers cost. External Finishes - Driveways to the property are formed to a high standard utilises a minimum of 100mm MOT stone topped with 80mm of dense macadam laid to two layers. The driveways are edged in decorative kerbs that form soft planting areas that are topsoiled, weed matted which is covered with a decorative stone to form low maintenance weed free flower beds.
A rear patio of at least 4m in depth formed with porcelain tiles edge with stone to frame the patio leading to a newly turfed rear garden. Pathways around the side of the property are also formed with the porcelain tiles creating a high quality finish.
Internal Finishes - The houses have all been prepared to the stage of receiving the final wall paint finish to a colour selected by the buyer. Ceiling, skirting board and architraves are finished in white.
There is no floor finishes included in the house. BDL can install floor finishes to all of the rooms to suit the buyer’s requirements.
Security - The house includes a high quality fully wired burglar alarm that is connected to the internet and can be controlled remotely. An eight channel HDMI CCTV system is included as standard that covers the entirety of the property which is also connected to the internet and can be viewed remotely. All doors and windows are PAS 24 approved.
Internet Connectivity - A broad band connection is included, and the buyer can select which provider it wishes to receive its service from. All the house systems, alarms, solar and battery management, heating and ventilation, CCTV can be controlled remotely on android or apple devices by downloading the relevant application.
Each room is hard wired with Cat 6 cabling to a central switch and patch panel that distributes the IT system throughout the house. Each TV point includes a traditional arial port and a CAT 6 port so the TV can be hardwired to the internet.
