Naturally as we are based in Caulcott, we are a little biased... But it's hard to argue with our reasons for enjoying the village. Surrounded by beautiful farmland, it's one of the last unspoilt villages off the beaten track, which is a surprise as it is so well located with two London-bound stations and two M40 junctions within a ten minute drive. The local pub (Horse and Groom) is also a delight, small and charming, serving great food and drink to an exceptional standard. Field and Roman Road (Aves Ditch) walks and scenery are sublime, the community lovely and relaxed, and there are few if any downsides as any amenities not within the village can be found within just a few miles drive.
Ash Barn is just one of four premium quality, barn style homes built by a boutique developer in the early 2000s, designed to offer the charm of a traditional stone house with the advantage of modern efficiency. The proportions are excellent, and the flow is well planned, offering a sublime mix of spaces for family time, home working, hobbies and entertaining - in some ways the perfect all-rounder. However, what started as a spacious and fine house with stunning views has been dramatically improved over the last couple of years by the current owners. From the larger changes including a wonderful new kitchen, to detail changes ranging from Victorian column radiators and brushed aluminium light switches, to panelled walls and bi-folding terrace doors, very little has been left to its own devices in these recent upgrades. The result is a sumptuous house that expertly combines high end style and fittings with a spectacular location. And did we mention one of the finest views in Oxfordshire...?!
The first impression is striking. A grand, double-height hall with marble floor and an impressive handmade oak staircase that rises and splits ahead of you really sets the tone. Beneath the stairs, openings either side flood natural light in from the dining room beyond. It's hard not to smile as you enter; the room is large and welcoming, and bifolding doors at the rear entrance with stunning, landscaped gardens beyond which the view of hundreds of acres of farmland never ceases to delight. As previously mentioned, the flow of the house is wonderful. A sitting room on the right is light and roomy with a clever modern ceramic herringbone floor redolent of the traditional oak block flooring found in many village houses. The stone fireplace is a lovely feature, flanked by an elegant mix of shelves and cupboards hand-made by Hammonds for the alcoves. And another set of doors open to the garden. Opposite, another reception is fitted with more Hammonds cupboards as a private study - although the view of the garden from this desk may be a little too distracting... Next door, a further reception is large enough to house several desks along with various exercise machines, making it flexible for all manner of uses.
Heading back across the hall, the kitchen is all you would wish it to be and more. At nearly 23 feet in length, with glazing across most of the Eastern wall (perfect for breakfast!) this is room that feels even more spacious. Recently refitted by Masterclass, a comprehensive range of high quality store cupboards also incorporates a range of integral units including Neff fridge/ freezer and further full-height fridge, Neff microwave, and dishwasher, and all wall mounted units feature under lighting. The main work surfaces are granite, and underfoot the marble floor continues through to the well stocked utility/boot room which provides yet more storage and another sink. Continuing past, at the rear a further sitting room with more Hammonds fittings is a good size, with windows overlooking the lane and a staircase to the bedroom/ bathroom suite - this is the perfect ready-made annex set up if desired.
The Master bedroom suite is quite wonderful, with panelling behind the bed that introduces texture and colour, a real touch of character. Almost full-width glazing and a Juliette balcony continue that fine view that stretches miles towards woodland to the south. Adjacent to this the en-suite is very pleasant with Kohler fittings that include a sculpted bath and separate, large shower. The dressing room is currently fitted with a multitude of hanging rails, offering excellent storage.
Bedroom two also features stylish wall panelling, and shares that fine Southerly view. A generous range of integral wardrobes ensure the room is spacious and uncluttered, and this room also has a shower room en-suite. There are three further bedrooms, one of which has been converted to the most splendid of dressing rooms! Our vendors asked if this should be removed for sale, our answer was an emphatic "no"...
Bedroom four changes the style and complexion of the accommodation, being built into a more traditional eaves space. It's a generous size and beautifully proportioned, a large double eaves room with storage and hanging space aplenty that ensures it's a really welcoming space and easy to use. The last double forms part of the internal annex complete with a very good sized bathroom which is fully tiled and has both a shower and separate bath.
Outside, there has been at least as much time and energy expended to make this house appealing. To the front of the property the original fencing, hedge and driveway were all badly executed. The replacements are pristinely crafted to ensure the first impression is proud and appealing. The immaculate hedge fronts a post and rail fence that in turn runs to a five bar gate. Various exterior lights have been fitted to apply a smart but subtle highlighting of the stone of the house and even the name place at the front. That front gate encloses ample space for a number of cars on a pea-shale gravelled drive. The two garages in the right hand wing offer further vehicle space with flooring above in the vaulted ceiling providing significant extra storage.
But perhaps the greatest draw of this house is the orientation of the house and garden to the rear. Step through the bifold doors, glass in hand, onto the immaculate terrace, and you can enjoy one of the most peaceful views in the area. The fine lawn is flanked by a delight of diverse plants filling border to either side. Perfect for a quiet sunny day with a book, time with family, or stylish entertaining, all benefit from a view uninterrupted for miles by anything more than your own, smart, estate-style fencing. The noisiest disturbance here is likely to be the odd tractor or perhaps a Red Kite! And the tree lined avenue of an old Roman road just visible to the East is a wonderful and quiet place to walk for miles into fields.
