On the brick barns there are effectively two conditions: Condition 6 – Prior to the commencement of the development hereby permitted, a Landscaping Management Plan and Habitat Management and Monitoring Plan shall be submitted to and approved in writing by the Local Planning Authority. The plans shall include details of: soft and hard landscaping, habitat creation, bio-diversity net gain in excess of 10% as per the submitted application documentation, long-term management, maintenance and monitoring of these habitats. All to be secured for a minimum of 30 years. The BNG report that was submitted with the application stated that the 10% gain is easily achievable and the indicative landscape proposals showed a gain of 1468.42% biodiversity units. The only other matter that will require attention is a protected species licence (bats) which will need carrying out when the works are scheduled to happen. On the class Q barn conversion there are no pre-commencement conditions.

Note
It should be noted that the vendor is retaining the ownership of the road with right of access to the conversions. The vendor would also like the consideration of the erection of a wall and drive as part of the planning permission to Merrivale Farm which joins the development. Cost to be agreed. The vendor will have a condition to keep elevation as per planning permission with no alteration in height of properties either.
