Directions
From the north, follow the A6 south until you reach the village of Shap. After entering the village, proceed along the A6 for approximately 450 metres, taking the second turning to the left signposted Crosby Ravensworth. Follow this road out of Shap village heading east passing over the M6 motorway and proceed along this road for approximately 1.5 miles, taking the second turning to the left signposted Reagill. Proceed along here for approximately 250 metres and the land is located on your right hand side. From the south enter Shap on the A6 and head north for approximately 1 mile, until reaching the turning for Crosby Ravensworth. At that point, follow the directions above. The Land
The land offered for sale at Wickerslack extends to approximately 43.46 acres (17.59 hectares) or thereabouts of mowing land. Parcel 4097 was re-seeded two years ago with parcel 1396 having been re-seeded three years ago. The land, although currently down to grass, is capable of being sown down to an arable crop. The land is boundered in the main by dry stone walls with some post and wire fencing. Parcel 1396 benefits from a mains water supply, with parcel 4097 benefitting from a natural water supply.

The Land cont
The land lies just outside both the Lake District National Park and the Yorkshire Dales National Park boundaries. The land is easterly facing and lies between 250m and 310m above mean sea level. There is a public footpath which runs north to south across the most westerly corner of parcel 1396. Parcel 1396 falls within the Severely Disadvantaged Area, with parcel 4097 falling outwith the Severely Disadvantaged Area. The land is classified as Grade 4 under the former MAFF Land Classification System.

Method of Sale
The land at Wickerslack, Shap is to be offered for sale by Public Auction as a whole on Thursday 27th February 2025 at 2.00pm at The Gavel, Penrith Auction Mart. The Vendors and Sole Selling Agent reserve the right to alter or divide the property or to withdraw or exclude any of the property at any time. The Vendors reserves the right to vary any of the terms and conditions of the sale or to change the method of sale without notice. For this reason, we recommend likely Purchasers should register their interest with the selling Agents as soon as possible in order that they are kept abreast of any changes to the marketing of the land.

General Conditions of Sale
The property will, unless previously withdrawn, be sold subject to the General and Special Conditions of Sale which may be inspected during the usual office hours at the offices of the Vendors' solicitors during the 14 days immediately prior to the Auction. The Conditions of Sale may also be inspected in the sale room on the sale date, but will not be read out. Any Purchaser will be deemed to have had notice of each condition and all bidders to bid on the basis they have inspected the Sale Conditions (whether they have in fact done so or not).

Deposit
A non-refundable deposit of 10% of the purchase price will be payable to the Vendors' solicitors upon the fall of the Auctioneer's hammer.

Money Laundering Obligations
As a requirement of the Money Laundering Regulations (Money Laundering Terrorist Financing and transfer funds (information on the payer) regulations 2017) relating to property transactions, the selling agents are obliged to carry out Customer Due Diligence checks on all prospective Purchasers prior to any transaction being completed. The land is offered for sale freehold subject to a Grazing Licence Agreement, which terminates on the 31st March 2025. Completion is set for the 27th March 2025. Rights of Way
The property is sold subject to all rights including rights of way, whether public or private, light, support, drainage, water and electricity supplies and other rights and obligations and easements, quasi easements and restrictive covenants and all existing and proposed wayleaves for masts, pylons, stays, cables, drains, and water, gas and other pipes, whether or not referred to in these particulars. In particular please note, there is a Public Footpath running north to south across the western most corner of parcel 1396. There are overhead wires on poles running across parcel 4097.
