Outside
There is a large gravelled entrance driveway which lies between the dwelling and the most attractive, stone faced double garage. The garage is a substantial structure is of breeze block and stone construction under a double pitched and slate roof. The garage has light, power and a personal door to one rear corner.

The two paddocks lie to both east and west of the approach drive, and towards the south eastern corner of the larger paddock lies a further most useful outbuilding, principally of corrugated iron elevations, but forming an important covered footprint.

The Village of Kings Caple
The delightful village of Kings Caple lies some 8 miles SSE of the county town of Hereford, and stands near the end of a tongue of land formed by a great, looping, horseshoe meander of the River Wye. Barn Cottage however is on the distinctly rural outskirts of the village, and indeed lies at an approx. elevation of 300ft, this dominant location enabling the property to have the terrific views that it enjoys in all directions.
The very large Church of St John the Baptist also has an elevated setting. It stands opposite The Tump which was probably the site of a timber framed Norman Castle, whilst the church dates from the 13th Century having a Decorated (1290 - 1350) Tower with ball flower ornament.
Kings Caple is one of three parishes where Pax Cakes are distributed on Palm Sunday. These are paid for by a bequest for the 16th Century Scudamores.
There was once a splendid house at Kings Caple called Aramstone, a mansion of 1730, which was of national importance. Alas, in 1959, whilst a preservation order was being considered, the owners had it demolished! The site is now owned by a nationally recognised horse trainer Venetia Williams who has a string of successes to her name, including a Grand National winner!

Whilst the Ross-on-Wye to Hoarwithy road is closed by a landslide, it is probably sensible to approach the property from the A49 Ross to Hereford road taking the Laskett Lane from the A49 towards Hoarwithy (approx 1/2 mile south of the Axe & Cleaver Pub Much Birch). Proceed over the river bridge at Hoarwithy continuing straight on (ignoring signs to your right for Kings Caple) for exactly 1 mile after which the driveway to Barn Cottage will be seen on your left hand side.
