Description

Crabtree farm is a very fine, Stephen Langer designed country house, which is set in a truly exceptional country location. This striking classic English oak framed house enjoys good family accommodation which is fitted out to a very high standard, although at the same time, without feeling too large and palatial. Features of note include the light filled reception hall, with its oak turn stairs, stone fireplace and Amtico flooring. Also, both the reception rooms too, with their smart marble fireplaces and oak flooring.

In addition, there is the perfect, open-plan kitchen/dining room, which is beautifully fitted, with granite worktops and painted cabinets, incorporating quality appliances, including a recessed four oven Aga, acting as a focal point beyond the substantial central island/ breakfast bar. All these rooms benefit from the wonderful southerly aspect, and have direct access out onto the sizeable rear terracing, which is ideal for entertaining.

Upstairs, there are five bedrooms, including the guest suite and the principal bedroom, which features a dressing room, along with a spacious and impressive en suite bathroom.
The attic floor has its own staircase from the landing and provides for excellent storage and the lower ground floor has a good size utility room, with in addition, a plant room and a sizeable wine cellar. The first two rooms have access to the outside undercroft, below the side terracing. This acts as a generous space, useful for wood storage and a winter area for garden furniture.

Outside, there are lovely park-like gardens and grounds with metal deer fencing that encloses the garden and paddock areas, a triple garage block for cars and a large metal barn for machinery and storage. In all the landholding amounts to approximately 12.71 acres, with minimal formal gardens.

The area is designated as one of Outstanding Natural Beauty and the property is not hindered by footpaths.
