Directions - From Exeter, take the A380 towards Torquay and at the brow of the hill take the exit into the forest signed Mamhead. After a few hundred yards the property appears on the left hand side.

Agents Note - The vendor advises that in September 2023 the kitchen was flooded due to a heavy rain storm and a pump in the yard failing due a damaged cable. The cable was repaired and protected in December 2024.
There is a historic right of way for neighbours to enter the rear courtyard for maintenance etc. In practice this is rarely exercised. There is also a historic right of way for Westley Farm to access the driveway although this has been bricked up and a new private driveway to Westley Farm was created.
