Reference and tenancy processing fees:
When you rent a property through Charters, a reference processing fee will apply. This fee covers the cost of the application for the credit reference search and the creation of the tenancy agreement for the tenancy period. The fee is determined by the number of applicants:
•	One or Two Tenants, 18 years of age or over £420 including VAT
•	Three Tenants or more, 18 years of age or over £510 including VAT
•	Should you require a guarantor for your tenancy application there is a further fee of £120 including VAT
Renewal fees:
Should you and your landlord decide to extend your tenancy at the property you will be charged a renewal fee.
•	Renewal fee £60 including VAT
Amendment Fee:
Contract negotiations during the tenancy, amending terms and signature of amendment documents
•	Amendment fee £150 including VAT
Lost Security Items:
Obtaining necessary permission, sourcing providers and travel costs
•	Lost security items £200 including VAT, plus any item cost
Contractor Service &amp; Out of hours Services:
Where the action or in action of the tenant results in the agent results in a contractor attending the property, charged at contractor rates
Unpaid Rent / Returned payments interest at 3% above bank of England base rate from due date.
End of tenancy – Cleaning
Professional cleaning (if required) £15 including vat per hour – Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
