Features and description

  • Tenure: Leasehold
Spanning over 930 sq ft, this three-bedroom maisonette sits a short walk from the greenery of Hackney Downs and Clapton Square Gardens. The interior has been carefully renovated under its current ownership, with rooms opened up and washed in a selection of gentle paint colours. There are two private outdoor spaces - a paved garden and a first-floor balcony - in addition to communal gardens stocked with productive fruit trees. Clapton's shops and restaurants are nearby, as are Hackney Central and Hackney Downs stations.

The Tour

Entry is from the ground floor, through a cheery coral-painted front door and via a neat front patio. A porch area provides useful storage space for coats and shoes. Entry is to the living room, where parquet flooring laid in a herringbone pattern begins. Light is drawn in through wide windows at the front, enhancing the crisp white-painted walls.

Beyond lies the kitchen; a passage between the two rooms allows for an open, free-flowing feel. Sage cabinetry with oak countertops is arranged in an L-shape, with a smart pantry tucked behind the shelves. A window above the sink looks out to the garden and a glazed door provides easy passage to the outdoors. Between the kitchen and the living room is a neat WC, beautifully finished in handmade marine bluish-green tiles.

Storage has been cleverly carved out beneath the stairs, which have an open banister. Soft wool carpet spreads up the stairs to the first-floor landing, where all three bedrooms extend from.

Painted in 'Terre Sienne Claire 31' from Le Corbusier’s colour system “Polychrome Architecturale” (Architectural Polychromy), the primary bedroom lies at the southerly side of the plan. Its aspect, coupled with its windows and glazed door to the balcony, makes the room exceptionally bright. Built-in, handmade birch ply wardrobes run along one wall and provide plenty of storage space.

The remaining two bedrooms are at the rear and have walls painted in in 'L’Ocre Rouge Moyen' and 'Céruléen Vif' respectively, also from Le Corbusier's colour palette; the latter is presently used as an office. There is a shared family bathroom with a fitted bathtub and a beautiful combination of pearl-coloured zellige and handmade ceramic tiles.

Outdoor Space

A paved patio garden is accessed via the kitchen. Its south-facing aspect renders it something of a sun trap and, as such, a perfectly orientated spot for outdoor seating. There is plenty of space here and on the first-floor balcony to store several bikes, which the current owners do.

Timber fencing runs along the perimeter of a garden; an inset gate opens to communal gardens shared by the residents of Shellness Road. There are productive fruit trees here, including varieties of plum and apple.

The Area

Shellness Road is a quiet spot between Hackney, Clapton and Homerton. Minutes away lies the open expanse of Hackney Downs, which is loved by dog walkers, amblers and runners alike; it also has tennis courts, basketball courts and a children’s play area. Hackney Downs Studios sits adjacent and is home to Tom’s Pasta and Deli as well as bakery Brunswick East. The Star at Hackney Downs is a lovely pub and well-placed after a walk around the park. Further afield is Millfields Park, the iconic Hackney Marshes and gloriously rugged Walthamstow Marshes through which snake the canal and its much-loved towpath.

There are many popular restaurants close by in Clapton, including Mambow, Uchi, My Neighbours The Dumplings, and Lucky & Joy. 107 Wine Shop and Bar and The Elderfield pub are around the corner and are favourites amongst residents, as are The Chesham Arms, The Adam & Eve and The Spread Eagle, London’s first vegan pub. Well Street is just beyond and is home to Shankeys, an Indian-Irish restaurant serving delicious cocktails and food, and Well Street Pizza, and DALLA on Morning Lane.

Chatsworth Road is a short walk away and has a lively gauntlet of independent shops, cafés and restaurants including The Castle Cinema, Leo’s, specialist suppliers L’Epicerie 56, London Borough of Jam and Hackney Draper. Heading south is Hackney Picturehouse, London Fields and many more neighbourhood restaurants and cafes.

There are several schools in the local area; primary options include Rushmore, Millfields, St John and St James, The Olive School and Morningside Primary School, while Clapton Girls Academy and Mossbourne Community Academy are nearby secondary schools.

Hackney Downs and Hackney Central stations are both a short walk away and run the Weaver and Mildmay lines respectively. There are also plenty of bus routes.
