We moved into this apartment in 2019 and fell in love with it at first sight-the space, the quiet, and the sense of greenery all around really stood out. At the time, our son was just starting school, and this place has been an incredible home for our family ever since. We're only moving now because we've outgrown the space.

The apartment is a spacious two-bedroom (Circa 1000 sq ft) ground-floor home in a modern, high-spec development made up of one 26-apartment building and a row of 20 terraced houses. One of the standout features is the large private terrace, which looks out over a beautifully landscaped communal courtyard. It's perfect for relaxed mornings, entertaining, or just letting the outside in.

Being on Sydenham Hill, you're surrounded by green space-woods, parks and walking trails are all within easy reach. That made a huge difference during the pandemic, when access to nature and outdoor space became essential. The area is also really peaceful, with a calm, neighbourhood feel that's hard to find in London. If that was not enough, there is a fantastic pub just across the road, a dog café / wine bar five minutes walk down the hill, and in 15 minutes you could be in either Dulwich Village or Crystal Palace Triangle.

Inside, the apartment feels light and full of natural light, with well-proportioned bedrooms and no wasted space. It's easy to live in and has adapted well with our changing needs over the years.

The community here has honestly been one of the best things about living in this development. We know most of our neighbours and there's a strong sense of connection. Over the years, we've had Halloween parties, Easter egg hunts, bouncy castles and lots of casual meetups where kids and adults can all hang out together. It's a great place for families, and being close to some fantastic schools was one of the main reasons we chose to move here.

Despite the peaceful setting, we're really well connected-Sydenham Hill station gets you to Victoria in 14 minutes and Blackfriars in under 25, while nearby Sydenham station has direct routes to London Bridge and Canary Wharf.

It's going to be hard to leave a place that's been such a great fit for our family, but we know the next owners will love it just as much.

Understandably, some people have a pretty dim view of estate agents, and it seems many have a horror story or two to share – us included. But our mission is to change the profession by example…and hopefully end up being a bit less lonely at dinner parties and the school gates. “Fairness” and “honesty” don’t often appear in the same sentence as “estate agent”, but we’re staking everything on it – which also involves being honest about what you actually need from an estate agent these days. The Fishneedwater team share the same belief that if you treat clients fairly and do things properly, they won’t mind the lack of branded minis or beers in the office fridge. Please note our Client Protection Protection is with Propertymark Arbon House, 6 Tournament CourtEdgehill Drive, Warwick CV34 6LG. This can be found on our website at the bottom of each page. This business is a Full Member of The Property Ombudsman (TPO) and commits to TPO Codes of Practice. Milford House, 43-55 Milford Street, 43-55 Milford Street, Salisbury, Wiltshire SP1 2BP.
