Truly Unique Property Not To Be Missed!

Trevalyn Hall is a magnificent redevelopment of an historic country house, set in beautiful gardens. Occupying an extremely tranquil position, Courtyard Lodge is within walking distance of the village of Rossett which offers a good range of services with local store, post office, church, pharmacy, doctor's surgery, dentist, primary school, secondary school, pubs and restaurants whilst the larger centres of Wrexham and Chester are within 5 and 7 miles respectively.

Road communications are excellent being about a mile from the A483 Wrexham Bypass which connects to the Chester Southerly Bypass facilitating access to the national motorway network. There is also a bus service from the village to Chester and Wrexham.

Historical note
Courtyard Lodge is believed to be a later addition to the original section of Trevalyn Hall built in 1576. It is Grade II listed as "an important and unusual survivor of a service wing to an Elizabethan country house". Trevalyn Hall was built for John Trevor; the Trevors claimed descent from the C10th Welsh prince Tudor Trevor.

Courtyard Lodge is constructed in brick with stone dressings. In recent years it has been comprehensively modernised and provides well balanced, beautifully presented accommodation with fascinating historic features.

The property is approached via a shared drive sweeping from the road past the front elevation of the hall. It is semi-detached with the adjoining wing and has independent parking and part walled gardens, mainly laid to lawn.

The solid wood front door opens into a hall with a dining room beyond. At the heart of the house is a stunning sitting room with a log burner, decorative fireplace and lovely exposed timberwork. The kitchen offers a good range of storage units and various integrated appliances.

On the first floor is a spacious and light landing off which is a generous master bedroom with en suite bathroom. This is a particularly attractive room with many period features and lovely views across the grounds. There are a further two bedrooms on this floor each with lovely rural views. Bedroom 2 has built-in wardrobes.

The property is available from NOW on a minimum 12 month tenancy with the rent is payable monthly in advance exclusive of water rates & other utilities. Restrictions: No pets & no smokers. Unfurnished. Council Tax Band G.

A security deposit of the equivalent of 5 weeks’ rent will be payable prior to the tenancy start date. Right to Rent in the UK checks will be completed via our referencing agency, before a tenancy can be granted. All tenants over the age of 18 must provide original relevant identification documents at the point of submitting an application to rent.
