Mews homes are found in quiet, often cobbled, flower filled side streets of central London. Uniquely they provide an oasis of country village living in the centre of London. Now much sought after, it hasn&#39;t always been the case. Founder Antoine Lurot came across the once scruffy and often run down properties in the 1960s when, as a rally driver and friend of James Hunt and John Surtees he saw their mews garages with accommodation above. Passionate about these distinct, individual properties which often started life as stables in Henry VIII&#39;s time, Antoine set up an estate agency in 1971 and photographed and documented 800 central London mews. The first properties he sold were £15,000. Fast forward to today and typically a mews home of 1200 sq ft will sell for £2,500,000. Lurot Brand is the only estate agency that solely deals with mews homes. Despite being asked to deal with other types of property, we long ago decided to specialise in mews about which we are not only passionate, but also expert.

Letting Fees &amp; Charges for Tenants

In addition to the rent, there are a few other costs that tenants must budget for before entering into a new tenancy agreement with Lurot Brand Lettings Ltd.

Before the tenancy starts the following charges will be payable:
·        Deposit (usually equivalent to six weeks&#39; rent)
·        Contribution to tenancy agreement (£180 inclusive of VAT)
·        Reference checks payable by each tenant and guarantor (£30 inclusive of VAT)
·        Stamp Duty (on tenancies that amount to over £125,000)
During the tenancy the following may be chargeable but will depend on the property you decide upon:
·        Utilities (gas, electricity, water and telephone)
·        Council Tax
·        Television licence
·        Installation of cable/satellite (if permitted and applicable)
·        Subscription to cable/satellite supplier
·        Insurance (for your personal and own contents)
·        Garden maintenance
·        Extension or renewal documentation (paid on renewal) (£90 inclusive of VAT)
At the end of the tenancy:
·        Professional cleaning of the property (cost dependant on the size of the property)
·        Inventory check-out (cost dependent on the size of the property)
·        Dilapidations (as agreed)
