HAWKER HOUSE
Start your new chapter BEFORE welcoming in NEXT YEAR with this CHAIN-FREE property.

With wonderful far reaching country views to the east, Hawker House is an extremely attractive, detached four double bedroom new home that is ready for you to move straight into.

What first strikes you as you approach this home is the sheer width of this property; with the integrated garage to one side, and the bay window at the front, it really is a house with a presence. On the ground floor there are three principal rooms, the 20 ft reception room is across most of the front and enjoys the bay window and a central log burner for cosy nights in. The kitchen dining room is to the rear and is both a substantial and a contemporary space with ample room for a large dining table and French doors out to the patio beyond. Beside this is a practical and useful utility room and across the hall is, the now essential, home office.

Upstairs there are four proper double bedrooms with the principal suite having an en-suite shower room while the other three share the family bathroom.

Outside, and to the rear, the garden is completely secure and is divided between the patio area immediately off the French doors and the lawned area to the rear. To the front, and in addition to the garage, there is a large parking space just off this private road. This home also includes a large parcel of amenity land.

Its peaceful location and pretty, hamlet like setting makes it perfect for a main home or a home from home and with Brancaster and Burnham being less than a gentle 15 minute drive away, this brand new house is all ready for its very first custodians to start making their memories in.

BIRCHAM NEWTON
The village of Bircham lies on the border of the Sandringham Estate, about 7 miles from the north Norfolk coast and comprises of three parishes:- Great Bircham, Bircham Tofts and Bircham Newton. Great Bircham has a good farm shop with deli, a church, St Mary's and the Kings Head Hotel with award winning restaurant. There is also a fully restored windmill, considered to be the only working windmill in this part of the county, where visitors can climb five floors up to the fan stage and on windy days, can see the sails and milling machinery turning and admire the view. The mill also has a bakery, tea room, gift shop, small children's farm and cycle hire centre. Bircham Newton has a small, private trout fishing lake and the Church of All Saints, one of the smallest in the county, with no porch, few windows and Victorian box pews. Nelson's daughter Horatia married Philip Ward, who was the rector and brought up a large family at Church Farm. Bircham Tofts is recorded in the Domesday book as Stoftstan, referring to its stony soil and merged with Bircham Newton in 1719. The closest train station is at King's Lynn providing direct rail links to Cambridge and London King's Cross.
