Summary of Tenant charges for an AST
Holding Deposit - A maximum of one week's rent. Please note this will be withheld if the prospective tenant, including any guarantors, withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Guarantor's agreement) within 15 calendar days or any other deadline for agreement as agreed in writing with between the agent and the tenant.
Security Deposit - Five weeks' rent (per tenancy) Please note where the annual rent is less than £50,000 per year the deposit payable is five weeks, where the annual rent is greater than £50,000 up to six weeks deposit is payable.
Rent and Utility bills - Payable as outlined in the Tenancy Agreement
Unpaid rent - Interest at 3% above the Bank of England base rate, as outlined in the Tenancy Agreement
Lost Keys - Tenants are liable for the cost of replacing any lost keys or security device, including a change of lock or replacement of device if required. If tenant is locked out and requires agent's assistance out of hours there will be charge of £50.00
Changing tenancy documents (after commencement of tenancy) - £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlords instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Early Surrender of the AST at Tenant's Request - Should a tenant need to surrender the tenancy early and the Landlord agrees to re-let the property, the liability for the payment of rent will end once a new tenant is found and takes up occupation. However the tenant will still need to cover all costs, fees and charges incurred by the landlord for allowing early termination including the agent's existing or re-letting fees.
Saturday check-out charge - If the tenant has been offered a weekday appointment but refuses and requests a Saturday appointment. Third party charge: minimum of £120; maximum of £350.
NON-HOUSING ACT TENANCIES (NHA)
Pre Tenancy Application Charge (PTAC) - Equivalent of one weeks rent or £600, which will be put towards your first rent due on completion of the tenancy. If you withdraw from the tenancy: Private tenancies - minimum of £300 per person. Company tenancies - minimum of £600.
Tenancy paperwork - £300
Deed of guarantee - £120
Company reference checks - £120 per reference
Deposit - Usually equivalent to six weeks rent or if you have a pet this will usually be equivalent to eight weeks.
Call out services (inc out of hours) - £60 per hour and/or the contractors invoice where your actions or lack of actions result in us or a contractor attending the property to remedy the situation.
Last minute cancellation or no cancellation of pre-arrange visits - £60 per visit and any contractor invoice.
Hourly rate - £60 minimum any replacement costs if we or the landlord have to replace any damaged or broken items, or return any fixtures or fittings to their original position, as per the inventory.
Any overseas payment charges - £30 per payment.
Late/unpaid/returned rent payments - £60 late payment charge and 3% above the base rate of Bank of England per annum, calculated daily.
Change of sharer - £375
Additional sharer (at the same time) - £75
Renewal negotiation - £180 for each renewal. If additional referencing is required £45 per reference.
Any specially negotiated clauses agreed after the tenancy agreement is signed - £180
Early termination - All costs, fees and charges incurred by the landlord for allowing early termination including the agent's existing or re-letting fees.
Stamp Duty Land Tax - This tax is payable on tenancies where the rent exceeds £125,000
