A picture-perfect detached cottage with a sizeable modern annexe extension, Colts Close Cottage has been both a perfect family home and a thriving holiday business with accommodation for up to 12 people. Dating from the late C18th with a contemporary extension, the older part of the property was refurbished about 20 years ago. The generous accommodation extends to about 2,600 sq/ft in total and is attractively presented throughout. The original cottage provides the main family living space with 3 formal reception rooms including a drawing room with a woodburning stove, dining room and study (or bedroom 4 with ensuite shower room) and a large family kitchen/breakfast room with an Aga (gas) and French doors out to the garden. Upstairs there are 3 double bedrooms, an attic room (potential ensuite) and a large family bathroom. Beyond the kitchen and easily connected to the main house, is an excellent single storey annexe with 2 bedrooms and shower rooms and a living room with kitchenette, sitting and dinning areas. The cottage is surrounded by a large private garden and swimming pool complex, and all of this in a perfect location for a family country home or thriving holiday business close to the Wareham Forest and heritage coast.
The cottage is set back from the lane behind a low wall and neat front garden with a drive and parking area to one side. The largest part of the garden is at the back of the cottage and being south-west facing and surrounded by high hedges, it is sunny and very private. Extensive lawns and easily maintained borders run up to the pool complex where there is a timber lodge which has an occasional bedroom, and a summer house with kitchenette and changing area. Off to one side there is a large productive kitchen garden with a greenhouse and garden stores, and on the edge of the drive a pretty detached thatched building is currently used as a home office. In all the garden extends to just under an acre.
Tucked away down a quiet country lane on the edge of the village, Colts Close Cottage is situated in that lovely bit of South Dorset countryside between the heritage coast, the Purbecks and Wareham Forest, an area which provides a huge range of opportunities for recreation and leisure activities for local families and visitors alike. Monkey World, Bovington Tank Museum and walks in the forest and on the Purbecks are all on the doorstep, and various beaches all along the coast from Studland to Weymouth are only a short drive away. The village of Wool itself has a good range of shops and amenities and the huge benefit of a railway station with regular trains to Poole and on to London Waterloo (from about 2 hours). The A31 is very nearby at Bere Regis and if you can learn to avoid the holiday traffic, it is an easy commute to the county town of Dorchester and Poundbury (for Waitrose and wine merchants etc.) or across to Poole and Bournemouth. A quick link on the M27 and M3 takes you further afield to Southampton, Portsmouth and up to London (avoiding the traffic, about a 2 ½ hour drive).

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on January 24, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on March 29, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
