The land lies alongside a minor district road, leading in off the B4337 Llanybydder-Llansawel road and coming out down in the village of Pencarreg, on the main A485 Llanybydder-Lampeter road. The property is some 3 ½ miles from the popular market village of Llanybydder, which provides for various retail outlets, primary education, doctors surgery and livestock market. The University Town of Lampeter is some 7 miles distant and provides for various facilities.

Directions: From the A485 road in the centre of Llanybydder, turn on the square on to the B4337 for Rhydcymerau/Llansawel. Carry on for approx. 2 ½ miles up the hill and after passing the left hand side entrance of the Alltymynydd Nursing Home, you will come to a minor crossroads-turn left and go up the hill. You will go along a straight stretch and a lay-by will be seen on the left hand side and the vendors will take you to the land’s gateway.

Description

The block is ring boundary fenced for sheep and has a small gathering pen adjacent to the roadside gateway. The land is down to permanent pasture and provides good grazing for livestock, with natural water resources. The block is gently sloping and rises from 800 to 1000 feet above sea level, with far reaching views.

As mentioned, the land lies within an area suited for the development of renewable wind energy, subject to necessary consents. The Vendor has not to date signed any agreements with any related development organisations and could subject to negotiation, be prepared to enter into a partnership agreement for such a development to happen or should a party wish to lease the land. The Vendors reserve the right to include an ‘over-age’ agreement within the sale contract for any such proposed development (to run for 30 years from the date of completion). The area lies within a district where planning consent has previously been granted for the erection of wind turbines.
