Stable Cottage was built on the site of the former stables to the Hunting Lodge of Arundel Castle and has an enviable location looking out over miles of open South Downs countryside, The Angmering Estate and south to the sea across an expanse of the south coast taking in Angmering, Shoreham and Brighton. The house was originally designed by Neil Holland and sits discretely in the landscape, built in a Lutyens inspired Arts and Crafts style, surrounded by skillfully conceived gardens created to blend with the natural surrounding landscape whilst at the same time providing structure drawing the eye to various focal points and features.

The main house provides the central family living areas and is served by independent wings providing self-contained guest accommodation, guest/staff cottage and impressive home office with 36ft long office/library commanding fabulous views together with a gym and a spiral wine cellar.

A generous reception hall with double doors opens onto a 37ft long main sitting room. A sleek contemporary fireplace is flanked by matching bookcases and the sitting areas are flooded with natural light from two lantern lights. Bi-folding doors open onto the terrace and gardens enjoying fabulous views. An elegant drawing room lies alongside with panoramic coastal views to the south and a large east facing bay window with fitted seating.

The bespoke kitchen/dining/family room has been created by 202 design with extensive contrasting hand built cupboards and drawers and island unit with breakfast bar. A comprehensive range of Gaggenau integrated appliances provide everything one could want from a modern kitchen including larder fridge with electric shelving, freezer drawers and ice maker, wine cellar fridge, dishwasher, induction hob with integrated controls, retractable extractor and teriyaki grill. A microwave, steam oven, two oversized fan assisted ovens and two warming drawers complete the range of equipment. Further bespoke joinery includes fitted bookcases, larder cupboard with spice drawers and breakfast servery.

The principle bedroom suite has its own hallway with walk-in wardrobe, shower room and spacious bedroom looking east over the gardens to the surrounding Angmering Estate. A second suite and two further family bedrooms are located on the southern side of the house, also with their own hallway, a shower room en-suite and family bathroom.

The first floor is dedicated to providing a 40ft long studio/playroom with dormer windows providing space for two fitted workstations and enjoying further unrivalled views over the Angmering Estate. The sitting area has space for a wall mounted television with integrated speakers.

To the east of the main house a tree-lined drive leads passed the maze garden to the guest wing and home office suite. This provides completely self-contained accommodation for guests and extended family whilst also providing an ideal opportunity for those looking to work from home. The spacious sitting room opens onto a kitchen/dining area and there are two guest suites each served by either their own bathroom or shower room. A generous entrance hall provides access to the home office suite and a spiral wine cellar and utility. The 35ft long garage with three sets of remote controlled oak doors can park up to five cars. Double doors returning to the entrance hall have been provided in case there is a wish to create a third bedroom suite from part of this space.

On the first floor a 36ft vaulted home office suite has a welcoming library/sitting area and a gable end window takes full advantage of the unrivalled views over the South Downs. On the southern end of the room double doors open onto a gym with shower room en-suite and this could be used as an additional bedroom suite if required. A broad terrace with decorative uplighters to the east and south provide dedicated sitting areas for guests.

To the south lies a further staff/guest cottage with sitting/dining room/kitchen, bedroom and shower room. This also has its own terrace to the east and south covered by a handsome oak pergola with neatly clipped box hedges flanking a walkway to a circular sitting area sheltered by a shady copse of oak and beech trees.

The gardens have one of the biggest collections of green olive trees in the south of England and are designed to blend with the fields and surrounding landscape of the Angmering Estate and South Downs National Park. Remote controlled gates open onto a resin bound driveway lined with neatly clipped evergreen and architectural plants. This skirts the house and leads passed the maze garden and guest wing to a parking area on the northern side of the property. The maze gardens are lined with pleached green olive trees and leads the eye to the stunning views over the Angmering Estate, Burpham and the Norfolk clump in the distance. Two gates provide direct access onto fields and the South Downs National Park.

To the east, broad stone steps lead down to a firepit terrace with low ornamental walls and lavender beds. A brick and Breedon gravel path, lined with green olive trees, leads to a sitting area to the eastern boundary. Formal walkways to the south are lined with low level box hedging with pergola covered steps leading down to an oak framed gazebo, dining area and petanque pit. To the south east, gravel paths meander through the gardens past cloud topiary and shaded by a silver birch and beech, lead to the summer house and wild swimming lake with two decks. Its shores planted with succulents, reeds and water margin plants. A sheltered sitting area looks to the south of the summer house, shaded with mediterranean pines. The west facing deck creates a tranquil dining area and the summer house provides catering facilities, cloakroom and shower room.

A further garage/workshop provides additional useful garden storage.

Crossbush sits on the outskirts of Arundel which is one of the prettiest and most sought after towns in West Sussex, being situated on the edge of the South Downs National Park. The town is dominated by the castle of the Duke of Norfolk and provides a wealth of facilities, including excellent bistros and coffee shops, antique shops and art galleries. The tidal River Arun flows to the coast and other attractions nearby include the Wild Fowl and Wetlands Centre, the Lido and the beautiful beaches to the south. The Arundel Festival, a landmark cultural event, takes place every August and includes a range of music, drama and art. The cathedral city of Chichester provides comprehensive shopping facilities along with the popular Festival Theatre.

The surrounding countryside provides many recreational pursuits including golf, mountain biking, walking on the numerous footpaths and horse riding on the extensive circuit of bridlepaths. There is a mainline railway station at Arundel serving Gatwick Airport in around forty five minutes and London Victoria in around one hour thirty minutes.
