Dating from the late 18th century with earlier origins, Coxley House is a lovely example of a country house of the mid-Georgian period with lime rendered and painted walls and a Roman clay tiled roof. The accommodation is on two storeys with a suite of attic rooms. All the three principal reception rooms and all of the bedrooms, including those in the attics face south with views over the attractive garden and grounds and allow in masses of natural light to give the house a delightfully light and airy feeling. The French windows also
allow the ground floor to be opened up to the garden in fine weather.

The house, which is Grade II listed, was bought in a parlous state by the present owners eight years ago. Since then it has been completely renovated to a high standard to create a charming family home that is full of character, retaining many original architectural features including a lovely carved fireplace in the drawing room, an inglenook fireplace in the dining room, beams, coving and Georgian joinery. Off the sitting room are a Victorian garden room and a leanto greenhouse both looking across a paved terrace to the garden beyond. Arranged at the rear of house behind the reception rooms are the farmhouse style kitchen, which is fitted with a tiled floor, a range of units and a Flavel Milano 100 range cooker, laundry room, scullery, study and cloakroom.

Extending out from one end of the house and accessed from the house via the scullery is a charming paved and walled courtyard encompassing a covered verandah, boiler room, boot room and four store rooms. On the first floor off a split, part-galleried landing are the principal bedroom suite incorporating a dressing room and bathroom with separate shower, two further double bedrooms with en suite bath/shower rooms and a further separate dressing room. In the attics are three further double bedrooms and the family bathroom.

Coxley House is approached off a quiet village lane via a tarmac drive to a parking area beside the house. Two neighbouring small cottages have vehicular access over the drive. A vehicle-width track leads up to an area beside the garden to an area with detailed planning consent for a timber outbuilding comprising two single car ports, garden machinery store and home office (Application Reference No: 2015/1743. Decision 22nd June 2018). The garden primarily extends out from the south-facing side of the house with a gravelled/paved terrace fringing the front of the house and leading to an extensive lawn split by an attractive ha-ha with a very gently sloping paddock beyond. On the eastern side of the house is a further area of garden consisting of a level lawn surrounded by borders richly planted with rose, shrubs and herbaceous perennials with a further paved seating area at the end. Adjacent to the seating area is Studio Cottage which has a sitting room, kitchen/breakfast room, study/bedroom and cloakroom on the ground floor a first-floor double bedroom and bathroom. Behind the cottage is a private, partwalled garden. In all about 3.98 acres (1.67 hectares).
