Easter Bendochy House is situated along with three neighbouring houses on a quiet lane surrounded by some of Perthshire’s most fertile farmland. It has a lovely open view across the countryside to the River Isla and the Sidlaw Hills. The location is peaceful and rural but is only 2 miles from Coupar Angus and 3 miles from Blairgowrie. Easter Bendochy is also well placed for some of Scotland’s best private schooling, with Craigclowan, Kilgraston, Glenalmond, Strathallan and The High School of Dundee all within easy reach.
The A90 at Forfar (19 miles) provides fast access north to Aberdeen, while the A923 leads directly from Coupar Angus to Dundee. The M90 and A9 at Perth link to Edinburgh, Stirling and Inverness. There are train stations at Perth and Dundee. Dundee Airport has direct services to London, while Edinburgh Airport has a wide range of domestic and international flights.
Easter Bendochy House is well situated for outdoor activities. There are three golf courses at Blairgowrie (including a championship course), a further three courses at Alyth and a newer course at Piperdam Country Club near Dundee. The Perthshire Hills and the Angus Glens are easily accessible and popular with hillwalkers; there is skiing at Glenshee (about 25 miles) and salmon fishing on the rivers Tay, Isla and Ericht. There are plenty of opportunities for shooting and stalking on local estates.
Description
Easter Bendochy House was built in 1996 on the site of an old farm steading. The house is arranged in an L-shape around a courtyard. Part of the property has been converted from the original steading buildings and old stone has been used to create the remainder of the house masking an intriguing modern interior. The front door opens to a split level semi-circular hallway. This is a welcoming room with a central fireplace and glazed doors opening to all the ground floor reception rooms. The L-shaped kitchen / family room has a two oven AGA (with two oven electric module), granite worktops and a dining area as well as a wood burning stove, comfortable seating and doors to the garden. Two further reception rooms on the ground floor have been used variously as a study/family room and a dining room / playroom depending on requirements. On the first floor is a galleried landing with library/seating area which leads to a formal sitting room with a fireplace and French windows opening to the semi-circular roof terrace. From here there are superb southerly views towards the River Isla. All the main reception rooms are characterised by curves and a proliferation of south facing windows.
The bedrooms in the main house are all on the ground floor and are spread over two wings on either side of the central hall. The principal bedroom with en suite shower room as well as a double bedroom with en suite bathroom are situated in the east wing. Two further double bedrooms and a family bathroom are situated in the west wing. At this end of the house there is also a utility room and workshop.
The original part of the steading has been converted into two independent apartments as well as gym, a large office (c10m x 4m), a billiards/games room and a home cinema (newly equipped in 2019) complete with seating, lighting and sound system.
Apartment 1, known as Sidlaws is accessed by external steps from the courtyard and has a balcony with lovely views. It has an open plan living/dining/kitchen, two double bedrooms and a bathroom. Planning permission (lapsed) has previously been approved to link this apartment to the main house internally.
Apartment 2, known at The Bothy is a one bedroom studio apartment accessed via a spiral staircase from the games room and it has a kitchen / dining area and a shower room.
