Located between the North Cotswolds and Stratford-upon-Avon this spacious and well presented Manor House offers a great combination of stylish comfort and character. The Manor House is Grade II Listed and built of stone under a slate roof. Situated in the heart of Shipston-on-Stour, it offers well proportioned and flexible family accommodation over three floors. It has retained many of its original features, whilst having been modernized internally over recent years. The result is beautifully styled, spacious accommodation, combining charming period features such as Georgian shutters, cornicing, sash windows and window seats, with contemporary living. The front door opens to an inner porch and generous entrance hall with wooden flooring giving access to the study and dining room at the front of the house. The kitchen has been recently extended to create a spacious kitchen/ breakfast room with lantern roof and French doors opening out on to the terrace and garden. There is also a separate utility room. The drawing room, with a working fireplace and marble surround, has French doors and full-length shutters leading out to the garden. A cloakroom completes the flow of the ground floor. From the inner hall at the base of the main stairs are steps leading down to the wine cellar and storage area. On the first floor is a spacious landing with two double bedrooms at the front of the house, both with wooden floors and window seats, a separate WC and a family bathroom with roll-top bath and limestone floor. The principle bedroom is at the rear of the house with an abundance of light through the bay window overlooking the garden, and benefits from built-in storage and an en-suite shower room. There are three further double bedrooms on the second floor, a shower room and a large studio/games room which offers flexible additional living space. From the studio a balcony looks out across the garden, over the rooftops to the hills beyond.

Shipston-on-Stour is a vibrant former market town situated in South Warwickshire and surrounded by undulating farmland. It has a predominantly Georgian High Street and Market place which benefits from being away from the through traffic. Sheep Street is a mainly residential street just off the main shopping area and contains a number of delightful period houses, many dating from the 18th Century. The town is a thriving local centre with a doctors’ surgery and small NHS community hospital, excellent independent local shops including delicatessen, wine merchant, florists, butcher and fishmonger, as well as a number of pubs and restaurants and recreational facilities, serving its own population and a number of surrounding villages.

The facade of the house is clad with spectacular wisteria and enclosed by iron railings. To the rear of the property is a walled garden providing privacy and a paved terrace which runs along the length of the house. This splendid entertaining space can be accessed from the orangery, utility room and drawing room. The walled garden is predominantly laid to lawn, with established borders and a variety of trees. Of particular note is a very productive Mulberry tree which is believed to be over 400 years old. Behind the rear wall is a double garage and additional off-street parking which are approached from Telegraph Street. A corner bothy provides further useful outdoor storage.

Shipston-on-Stour has for several years been recognised in a survey in the Sunday Times as one of the top 10 market towns in which to live. Sheep Street has been mentioned as the most desirable street in the town. Further shopping and leisure activities are available in the surrounding market towns of Moreton-in-Marsh, Chipping Norton, Stratford-upon-Avon and Banbury. Notable destinations include Daylesford (20 mins), Soho Farmhouse (30 mins), Marks & Spencer and Waitrose both within 20 minutes.Primary and secondary schools are in Shipston-on-Stour and Chipping Campden (7 miles), grammar schools for boys and girls in Stratford-upon-Avon, independent schools include Tudor Hall, Bloxham, Kitebrook, Kingham Hill and The Croft whilst further afield are Cheltenham, Rugby and Warwick. There is easy access via road via M40 (J11) at Banbury (about 15 miles) for London and the South or M40 (J12) Gaydon (about 16 miles) for Birmingham and the North. Sporting and leisure activities in the area include a popular Rugby Club and Sports Club in Shipston; golf at Brailes, Tadmarton and Chipping Norton, racing at Stratford-upon-Avon, Warwick and Cheltenham, as well as easy access to world class theatre at Stratford-upon-Avon with an additional fringe at Chipping Norton.
