House: The Croft house is a single storey, two room traditional stone building of rubble and mortar construction, with a chimney breast at either end and is roofed with corrugated iron sheeting. There is an extension on the east end of timber construction, which provided a further bedroom, kitchen and toilet facilities.

However, the whole building is in a ruinous condition and is uninhabitable as it stands, and all services have been disconnected. The house would require complete restoration to bring it up to modern building standards and the best option may well be to demolish it completely and replace it with a building of modern construction.

Council Tax: Band A.

Land: The Croft land is a good compact block of land which adjoins the public road on the south side and actively worked farmland on the other three sides. The land has not been actively farmed in recent years however it is classified by the James Hutton Institute as Grade 32 and is capable of producing good yields of grass and barley. The fences are in variable condition but the croft as a whole has the potential to provide excellent paddocks for a small livestock business or grazing for horses.

Crofting – the property, including the house and garden, is registered with the Crofting Commission as an owner/occupied croft. It is therefore subject to Crofting Legislation and the prospective buyer will be required to apply to the Crofting Commission to become the registered crofting tenant.

Access – access is directly off the U2638 Drynie Park to Kilcoy single-track road between the A835 Tore-Maryburgh road and the B9169 Muir of Ord-Leanach road.

Agricultural and Forestry Grants - the croftland is registered with SGRPID and is eligible to receive agricultural and woodland grants under current Scottish Government schemes.
